The sale of Rendcomb Park, one of the Cotswolds’ most significant and historic estates, offers a rare opportunity to own a piece of British heritage. A Cotswolds estate of historical significance

Estates of this stature and magnitude are rare, and even more infrequently come to market Cleugh points out. ā€œIn over 30 years at Knight Frank this is certainly one of the most impressive buildings I have been involved with,ā€ she says. ā€œThe estate has a truly lovely location in the heart of the Cotswolds, well-placed for both Cheltenham and Cirencester.ā€ 

The estate’s history predates the Norman Conquest with several noble and notable families among its roll call of former owners. Between them, over the years, they expanded its landholding, to establish Rendcomb as an estate village.

In 1918 Rendcomb Park was bought by educational philanthropist Frederick Noel Hamilton Wills and for over 100 years, until July 2026, it operated as a day and boarding school. Initially set up with the avowed aim of educating children “regardless of their means”, thousands of pupils are among Rendcomb Park alumni, including the champion jockey Richard Dunwoody and businessman Kojo Annan, son of former UN Secretary General Kofi Annan.

Securing the legacy of Rendcomb Park

The current mansion was built in 1866 by renowned master builder Thomas Cubitt, a grand Italianate five-storey mansion, Grade II* listed and spanning 32,000 square feet. Its elevated position ensures wide views over the parkland as it runs down to the River Churn. Additional buildings in Rendcomb Park’s 230-acres include purpose-built teaching and boarding houses, period properties and numerous houses and smaller cottages, 190,000 square feet of accommodation in total. The grounds take in formal gardens, parkland, woodland and a walled garden, with all the sporting facilities and playing fields you would expect from an elite school: tennis and squash courts and rugby and cricket pitches.

“Following the sale the net proceeds of the assets will be placed in an educational charitable trust founded in the 1960s by the Wills family,” says Cleugh. “While operating as a school was no longer financially viable, the Trustees are determined to continue the Rendcomb legacy. Our client has planned this with great care, to ensure the continued support for education that will benefit new generations of children.”

Depending on the proposed use converting a property of this magnitude and importance takes patience and skill. For those who understand the potential, Rendcomb Park’s location, six miles from Cirencester and 12 from Cheltenham, 20 minutes from Kemble Station with trains in a little over one hour to London, is an undoubted attraction says Cleugh.
