A free property valuation or market appraisal differs from a RICS or ‘red book’ property valuation. A formal ‘red book’ valuation is prepared in accordance with the RICS valuation global standards, and can be used for tax, legal and financial purposes.

A ‘red book’ valuation is provided on an agreed date. In this case, our valuers may provide an opinion on the outlook of the property market at the time of valuation to advise on possible short-term changes.
