If you were to design the perfect London neighbourhood from scratch, you might well land on something close to Notting Hill. Beautiful stucco-fronted villas, vibrant local shops, some of the city’s best schools – and a sense of culture that feels genuinely lived-in.

As the iconic Notting Hill Carnival celebrates its 60th anniversary, it reflects the spirit of a welcoming local community that lasts long after the bank holiday festivities are over. "Notting Hill offers a lifestyle that few London neighbourhoods can match. There’s real diversity; you’ll find artists and actors, diplomats and designers, young families and long-time locals all on the same street. Its desirability is reflected in its competitive rental market. ā€œDemand remains strongest for one and two-bedroom apartments and family houses, where a lack of available stock has created upward pressure on rents. People are not just renting a home here; they're choosing to become part of one of London's most vibrant and diverse villages," she says.

Entry-level studio flats typically rent from £250 to £550 per week, with two-bed apartments averaging between £500 and £1,000 per week. Family homes commanding rents between £2,000 and £5,000 per week remain highly sought after, while Notting Hill's most prestigious and largest homes can achieve up to £15,000 per week, particularly those overlooking or benefiting from access to the area's renowned communal gardens.

Renewed momentum in Notting Hill’s property market

On the sales side, two-bedroom flats tend to range from £1m to £2m, while homes on the most desirable garden squares can fetch £10m and beyond. In the three months to July 2026, new applicants here rose by 36% when compared to the same period the previous year, showing renewed momentum in the market. Meanwhile, the price change in the year to July 2026 was -0.1% in Notting Hill, compared to -3.3% across wider prime central London, demonstrating the neighbourhood’s resilience.
