Is this London private estate one of the UK’s best-kept secrets?

“If there were an award for the best all-round private estate, the Coombe Estate would rank among the top contenders,” says Christopher Burton, Knight Frank’s Head of Wimbledon Sales. “It’s remarkable that it remains something of a well-kept secret, offering the security and serenity of the finest private estates, but within striking distance of the centre of the capital. You can feel like you’re in the countryside, yet you’re actually in southwest London.”

The elevated lifestyle it affords rivals many of its most prestigious Home Counties counterparts. Life here is centred around its green spaces, from the estate’s two golf courses - Coombe Wood and Coombe Hill - to its position nestled between Richmond Park and Wimbledon and Putney Commons. What sets it apart is the culture and amenities on its doorstep: boutique shopping and a thriving café and restaurant scene in Wimbledon Village - ranked the UK’s best premium high street - plus rail and underground links that take you into central London in 19 minutes.
“There’s an incredible range of schools nearby - King’s College School is consistently ranked among the best in the country, alongside other excellent state and independent options,” explains Burton. “The demographic here is very family-oriented, and we often see clients who have lived on the estate for 30 or 40 years and are now downsizing. It’s also popular with international buyers, who value the security and peace of mind that a private estate offers.”

Roman coins and ancient remains have been found in the neighbourhood, with Coombe mentioned in the Domesday Book of 1086 as ‘Cumbe’. It forms just part of the rich story of the area.
In 1602 Queen Elizabeth I visited the estate, while in 1761 Coombe was owned by John Spencer, 1st Earl Spencer, an ancestor of Diana, Princess of Wales. Meanwhile during World War II, Dwight D Eisenhower lived at Telegraph Cottage in Coombe. They are just a few of the famous and influential figures that have visited or lived on the Coombe Estate, from Australian soprano Dame Nellie Melba to comedian Jimmy Tarbuck and Rolling Stone Ronnie Wood.
The area now comprises multiple estates including Coombe Hill, Coombe Ridings and Coombe Park, with many properties set within private roads or small gated developments.

Its storied past is reflected in the estate today, told through its diverse range of architectural styles, ranging from spacious period homes to modern mansions. “Prices typically start from around £2 million and can exceed £14 million,” he says. “Generally the plot sizes range from a quarter-acre to one acre. Larger plots are available but harder to come by, often selling off market.”
He notes this diversity as one the estate’s key strengths, with properties to match a range of tastes and lifestyles. “On one hand, you have modern properties like Beech House, which has just come to market and is finished to an impeccable standard,” says Burton. “Meanwhile, a house such as the Grade II-listed Edmundsbury feels like the Cotswolds. Built between 1927 and 1934, it uses ancient bricks and timbers believed to have been reclaimed from Hardwick House near Bury St Edmunds.”
“The Stables is an incredibly quirky and characterful home, not least because of its beautifully converted former stable yard,” says Burton. The conversion provides additional accommodation in the form of three one- and two-bedroom apartments, alongside the expansive six-bedroom main residence.
Located on the coveted Coombe Hill Road, this home combines cutting-edge technology with architectural elegance. Leisure facilities include a cinema room, fully equipped gym, and steam room. “It’s a perfect representation of the high standard you can find on the estate,” says Burton.
“Coombe Edge stands out for its unique architecture and prime position, overlooking a private lake to the front,” he says. The result is a well-proportioned, light-filled home that offers a sense of seclusion and tranquillity.
“This remarkable nine-suite residence is built with entertaining and leisure in mind,” he says. Set behind its own secure gates, the home spans four floors connected by a lift and incorporates a luxurious swimming pool suite, sauna, and cinema room.
