‘Between the Commons’ takes its name from its position between two of southwest London’s best green spaces — Clapham Common and Wandsworth Common. Over time, it has also acquired the tongue-in-cheek moniker of the original “nappy valley”: a quintessentially family-focused neighbourhood with a rich offering of amenities for all ages.
“I see many buyers from other parts of southwest London drawn to the area by its fantastic selection of schools, as well as those moving from north of the river in search of better value,” says Camilla Heywood, Partner at Knight Frank, covering Battersea, Clapham and Wandsworth.
Many are keen to secure homes within the catchment for the area’s highly regarded state schools, including Belleville Primary School and Honeywell Junior School. Well-known private options, such as Thomas’s Clapham, Finton House and Broomwood Prep, add further draw.
“The strength of the education offering, combined with the housing stock, makes it a natural choice for families,” adds Jack Gravestock, Knight Frank’s Head of Wandsworth & Battersea Sales. “The area is characterised by well-proportioned terraced houses, typically around 2,000 to 2,200 sq ft, alongside some semi-detached homes.”
Camilla also notes the area’s international appeal, with many buyers looking to put down long-term roots. Institutions such as the Lycée Français Wix School, just north of Clapham Common, are a particular draw. “Connectivity is another major advantage. With Clapham Junction on your doorstep, you have excellent transport links, and Gatwick is easily accessible for frequent travellers,” she adds.
At the heart of the area lies Northcote Road, a lively half-mile stretch just moments from Clapham Junction station. Known for its eclectic mix of independent boutiques, cafés and restaurants, alongside established premium names, it offers an experience that feels distinctly local.
“I love that it’s not your typical high street,” says Julia Slack, Knight Frank’s Head of Battersea & Riverside, Fulham and Wandsworth Lettings. “You don’t feel the need to head into central London to enjoy fantastic dining and shopping — everything is right on your doorstep. On a sunny day, it’s just brilliant.”
A true hub for the community, Northcote Road hosts regular events throughout the year. Summer highlights will include weekend pedestrianisation for al fresco dining, as well as its popular festival held during the Wimbledon finals.
Verity Carman is an Operations Coordinator at Knight Frank’s Wandsworth office and a lifelong local. “It’s incredibly special to live in a part of London that sits between two sizable green spaces,” she says. “There’s a real sense of community here, spanning all ages, and throughout my childhood and teenage years I always felt there was so much to do, from great restaurants to activities, all just moments from home. Today, the Northcote Road continues to evolve with newer additions, from The Ivy to the popular pub The Red Setter.”
Many residents choose to stay within the area, trading up or down as their needs evolve, often influenced by school catchment priorities. Honeywell Road, for example, places buyers within reach of the school of the same name and features attractive period, often double-fronted, homes.
Other sought-after streets include Montholme Road, Devereux Road and Hillier Road, known for their Victorian and Edwardian houses. Nearby Webbs Road offers a charming cluster of delis and boutique shops. For larger semi-detached, and occasionally detached, homes, buyers often look towards Clapham Common West Side and Thurleigh Road.
The area’s strong family appeal underpins consistent demand. “For a typical terraced family home, prices start at around £1.5 million for a property in need of refurbishment and can rise as high as £3 million and above,” says Camilla.
For renters, Julia advises budgeting from approximately £5,500 and £8,000 per month for a family home, with premium properties commanding higher rents. “Supply is currently limited, so I recommend applicants move quickly when the right property becomes available,” she advises.
