The sweltering temperatures experienced during the UK’s hottest summer on record have brought into sharp focus the growing impact of climate change on the way we live and, crucially, the homes we live in. Combined with continued volatility in energy prices, this has accelerated a shift in homeowner priorities, with sustainability and energy efficiency becoming increasingly important considerations.

Analysis from Rightmove’s 2025 Greener Homes Report shows just how far the market has already come. In 2015, just 29% of resale properties and 41% of rental properties across Great Britain had an Energy Performance Certificate (EPC) rating of C or above. Fast forward to 2025, and those figures had risen to 46% of homes for sale and 58% of homes for rent.

Which improvements can help future-proof your home?

Henry Longton, a Chartered Surveyor in Knight Frank’s Project and Building Consultancy team, advises on a broad range of super-prime properties (£10m+), from the restoration of historic buildings to the delivery of new-build homes.

ā€œMy clients are very focused on how they can future-proof their homes,ā€ he says. ā€œThat may mean installing air or ground source heat pumps to help manage future energy costs or improving water resilience in response to hotter, drier summers and wetter winters. Solutions range from sedum roofs which help absorb rainwater runoff and support biodiversity, to greywater systems, which filter wastewater from sinks and showers for reuse in domestic applications including toilet flushing and garden irrigation.ā€

Longton notes that even relatively small, inexpensive improvements can make a meaningful difference. These include draught-proofing windows, installing high-quality carpet underlay to reduce heat loss through floors, and fitting water-saving aerated showerheads.

However, one of the most important considerations, whether buying a home or planning upgrades, is the condition and performance of the property itself.

ā€œAn unmaintained property will almost always be less energy efficient,ā€ he explains. ā€œGood insulation is essential, and upgrading roof insulation is often one of the most cost-effective improvements homeowners can make. Windows are also important. While double or triple glazing can significantly improve thermal performance, planning restrictions, particularly in older properties, may mean alternative solutions such as secondary glazing are more appropriate.ā€

The smart tech making homes more sustainable

Advances in technology are also giving homeowners greater control over how they generate and use energy. According to government figures, 269,000 solar installations were completed in 2025, the highest annual total on record and 37% higher than the previous year. Uptake has been supported by incentives including a 0% VAT rate on qualifying domestic solar installations in Great Britain, available until 31 March 2027.

Homeowners can also benefit from selling surplus electricity back to the grid. Smart home technology offers another simple way to reduce energy consumption. Measures such as replacing traditional bulbs with smart LED lighting, installing passive infrared (PIR) motion sensors and fitting smart thermostatic radiator valves can all help homeowners use energy more efficiently while managing their homes remotely.

What green finance products are available?

As consumer priorities evolve, lenders are responding by offering products for those who want to make more environmentally friendly choices in their homes. ā€œThe green mortgage market has expanded rapidly in just a few years. There are now more than 90 products available from lenders, up from just four in 2019, according to the Green Finance Institute,ā€ says Simon Gammon, Managing Partner of Knight Frank Finance.

 ā€œSome offer lower rates on properties with EPC ratings between A and C, while others provide cashback or enhanced borrowing for homes with lower energy bills. The market continues to evolve, so it’s worth consulting a broker with access to the whole market to understand what options are available.ā€

Looking ahead, sustainability is set to become an even more important feature of the housing market. ā€œWith government policy continuing to encourage low-carbon alternatives, features such as air source heat pumps and solar panels are becoming more commonplace in new homes under the Future Homes Standard,ā€ says Longton.

ā€œThere’s also a growing focus on embodied and operational carbon, which considers the greenhouse gas emissions associated with the entire lifecycle of building materials, construction and its day-to-day usage. The construction industry is placing a greater emphasis on circular economy principles including the re-use, recycling and responsible sourcing of materials, which are important factors in meeting net-zero targets.ā€ ā€œ

Climate resilience will only become more important in the years ahead,ā€ he adds. ā€œIt’s not just about meeting standards. It’s about helping people understand that even the simplest changes can make their homes more comfortable, efficient, and better prepared for the future.ā€
