The London property market in 2026: why local knowledge matters more than ever

The decision to purchase a home in London has never been purely about market headlines or short-term price predictions. For Liza-Jane Kelly, Knight Frank's new Head of London Residential Sales, success in today's market increasingly depends on understanding the distinct dynamics shaping individual neighbourhoods across the capital.

Drawing on more than 25 years of experience in London's residential market, Kelly believes the city's enduring appeal lies in its breadth of opportunity and choice. "Along with its fantastic transport links and international community, every postcode in the city offers something different in terms of culture, architecture and lifestyle," she says.

As buyers cast a wider net and market conditions vary across the capital, local market knowledge has become more valuable than ever. What is driving demand in Chelsea may be very different from the factors influencing activity in Chiswick, despite the two being just a few miles apart.

Kelly also points to what she describes as a "tale of two markets". On one side are domestic, needs-based buyers, whose decisions are shaped by factors such as schooling, space requirements and lifestyle considerations. On the other are more discretionary purchasers, many of whom continue to focus on prime central London.

"Political shifts, both domestically and internationally, have undoubtedly influenced the market," says Kelly. "Yet on the global stage London continues to represent stability, and there is a recognition that the city's long-term appeal extends well beyond the next election cycle. We are now seeing a quiet confidence return as buyers and sellers decide they have waited long enough and want to move forward with their lives."

Why London property buyers are expanding their search areas

One of the most notable shifts Kelly has observed in recent years is the increasing flexibility buyers are showing when it comes to location. "More and more, I see buyers widening their search areas in order to secure the right property," she says. "For example, someone who begins their search in Notting Hill may also consider St John's Wood or Hampstead if they find the right home."

Family-friendly neighbourhoods beyond prime central London such as Fulham and Queen's Park exemplify this trend. Known for their strong sense of community and village-like atmosphere, both recorded modest price growth according to Knight Frank research from June 2026, with average prices rising by 0.5% and 0.1% respectively over the previous three months.

The enduring appeal of prime central London

Even as other global hubs emerge, few cities offer the same combination of professional opportunity, world-class institutions and international connectivity as London, with benchmarking by the City of London Corporation still placing the capital as the world's top financial centre.

The city’s cultural landscape also continues to evolve. Recent additions such as V&A East Museum have further strengthened London's offering, while the new London Museum is set to open at its Smithfield site later this year.

At the same time, London's extensive green spaces, from the larger expanses of Hyde Park and Regent's Park to the newly revitalised Grosvenor Square, continue to enhance the quality of life offered by even its most central neighbourhoods.

"While summer is traditionally a quieter period, this year we have seen encouraging signs in transaction levels, particularly at the super-prime end of the market," says Kelly. "That suggests buyers are recognising the relative value and opportunities that currently exist."

The number of transactions was 14% higher across the capital in the three months to July compared to 2025, while the rise was 3% in prime central London, Knight Frank data shows. Recent sales include a seven-bedroom period home on one of Hampstead's most sought-after roads for £12.5 million, as well as a West London home that achieved more than £5 million.

"Both buyers and sellers are becoming more realistic," she adds. "In this market, obtaining the right advice and setting an appropriate pricing strategy from the outset is more important than ever."

Where are the best property opportunities in a more localised London market?

As London's housing market becomes increasingly neighbourhood-driven, access to hyper-local expertise is taking on greater importance. In response, Knight Frank is expanding its residential sales coverage across new neighbourhoods in London, complementing its existing network across the capital and around the world.

The expansion includes locations such as Ealing, Totteridge, Barnes, Shepherd's Bush and Muswell Hill, alongside a dedicated City & East London hub covering Canary Wharf, Wapping, Shoreditch, Tower Bridge and Southbank.

While headlines may change, the fundamentals underpinning London's appeal remain. For buyers and sellers alike, navigating the capital successfully increasingly comes down to understanding not just London as a whole, but the unique opportunities within each of its many distinct markets.
