Sevenoaks, Kent

With its historic charm, bustling high street and swift train links into the capital, Sevenoaks offers country living with convenience. Its excellent schools hold particular appeal; “More families are leaving London at an earlier stage in life for primary as well as secondary schooling in Sevenoaks,” explains Mark Waldron, Associate in Knight Frank’s Sevenoaks office. Expect to pay from around £850,000 for a three-to-four-bedroom house, while larger properties can sell from £2,500,000 upwards.

Guildford, Surrey 

The historic market town of Guildford is enviably positioned next to the picturesque Surrey Hills while being within close reach of the capital. “It attracts buyers with its world-class schools, quality culture and dining - including restaurants like The Ivy - and high-end leisure facilities such as Surrey Sports Park, where the Harlequins rugby club train,” says James Ackerley, Head of town sales in Guildford. Marylebone remains one of the most in-demand locations in Prime Central London, with new prospective buyers up 14.2% in 2024 compared to the five-year average.
