The UK’s most coveted coastal locations have long captivated those seeking scenic beauty, a calmer pace of life and the wellbeing benefits of living close to the water. Today, this appeal continues to draw a new wave of buyers, from space‑seekers to families wanting to put down long‑term roots, a desirability reflected in the premium commanded by homes in leading coastal destinations.

Lifestyle and wellbeing by the coast

If spending time by the sea makes you feel healthier and more relaxed, research suggests you’re right. The Blue Gym programme of research, led by the University of Exeter’s European Centre for Environment and Human Health, found that coastal proximity is positively associated with better self‑reported health.

Further evidence from the BlueHealth project suggests that visits to coastal areas and rural rivers deliver the strongest improvements in mental wellbeing, with benefits amplified when these spaces are close to home. 

But the advantages of a coastal move extend far beyond wellbeing alone:

An active lifestyle

If connecting with nature is a priority, coastal living is hard to beat. Alongside sailing, paddleboarding and wild swimming, many areas offer access to exceptional walking routes and nearby countryside, supporting an outdoor‑focused lifestyle.

Close‑knit communities

Coastal towns often foster strong, supportive communities. For families, this can be particularly appealing, with many areas offering excellent schools alongside a safe, village‑like atmosphere.

Space and flexibility

While flexible working remains important, today’s buyers are typically balancing home working with time in the office. As a result, coastal locations that combine space with strong transport connections are particularly sought after. Proximity to stations, road links and local amenities now plays a key role, with buyers favouring towns and villages that offer everyday convenience, a sense of community and easy access to cafés, shops and schools. The appeal lies in enjoying coastal space and lifestyle benefits without feeling too remote or disconnected.

Devon’s diversity is one of its greatest strengths. Whether you’re seeking a peaceful waterside retreat or convenient links back to London, the county offers a wealth of options. “East Devon is fantastic for water sports, with Exmouth beach and estuary renowned for sailing, windsurfing and kayaking,” says Louise Glanville, Knight Frank’s Exeter Office Head.

“We’ve seen a real shift since the pandemic, with more young families choosing to relocate. They’re drawn by the active lifestyle and strong sense of community, underpinned by excellent schools. And compared with other parts of the South West, East Devon still offers good connections to London.”

Exeter, Topsham and Lympstone remain ever‑popular choices. Exmouth, too, has shaken off its former ‘bucket and spade’ reputation, its lifestyle appeal now attracting a broader demographic. For greater tranquility, Salcombe and Dartmouth continue to be coveted, particularly among second‑home buyers.

Cornwall’s dramatic coastline, rich cultural heritage and renowned food scene continue to enchant buyers from the UK and overseas. 

“Here it’s all about the property,” notes Glanville. “Buyers are increasingly considered, waiting for the right home. But when something exceptional comes onto the market, it will attract multiple bids.” Alongside domestic relocators and second‑home buyers, Cornwall is increasingly drawing international interest, particularly from the US.

Fowey and St Mawes remain enduring favourites, while Trebetherick - that Glanville describes as the “Mayfair of Cornwall” - appeals in particular to London buyers thanks to its strong community, thriving independent businesses and stunning beaches.

Dorset’s appeal ranges from the iconic UNESCO World Heritage Jurassic Coast to its excellent schools, attractive towns and strong community networks. “While the area has been traditionally popular with downsizers and second home buyers, we’re now seeing more families and professionals relocating for the quality of life and schools, especially in areas with good accessibility by road or train to London,” says Hamish Humfrey, Knight Frank’s Head of National Waterfront.

Hotspots include Lyme Regis, Bridport and Burton Bradstock to the west, while Mudeford and Sandbanks offer spectacular waterfront homes. Property styles range from period cottages to low‑maintenance contemporary builds. “For those seeking a true waterfront lifestyle, properties with direct water access - slipways, moorings or jetties - command significant premiums due to their scarcity,” Humfrey adds.

With its scenic beaches, quaint market towns and easy access to the South Downs National Park, Sussex offers a wealth of opportunities for those who enjoy spending time in nature. “Along with the traditional second‑home market, we’re seeing many buyers taking a step back in their career and semi‑retiring, which is one of our largest markets, particularly for homes close to the coast,” says Julia Meadowcroft, a Partner at Knight Frank specialising in the South East.

The beautiful sandy beaches and generously sized properties in East and West Wittering have long attracted buyers from far and wide, as has the picturesque coastline of Camber Sands. “Where we have seen a real increase in activity is East Preston - while it has a predominantly pebble beach, it benefits from less traffic than other popular destinations,” she adds. For keen sailors, she recommends the villages of Itchenor, Bosham and Birdham surrounding Chichester, which offer quick access to Southampton and Portsmouth.

Turnkey properties that allow residents to settle seamlessly into the relaxed pace of coastal living are in high demand. “We’ve seen a trend for modern builds with an ‘upside‑down’ layout, placing the main living spaces on the first floor to maximise views. Meanwhile, larger coastal homes with land, and room for tennis courts or a swimming pool, are rare and attract strong interest,” she notes. “Many of the best opportunities are available off‑market, which is where working with an agent becomes particularly valuable.”
