From St Barts to Barbados: inside the Caribbean’s most extraordinary homes

From the relaxed glamour of St Barts to the diverse coastline and year‑round appeal of Barbados, each island of the Caribbean offers its own unique take on the sun‑kissed lifestyle to be found on its shores. Here, Knight Frank’s experts share some of the most exceptional properties currently on the market that capture this unique way of life.

St Barts

“St Barts is an extraordinary island - a little piece of France in the middle of the Caribbean,” says James Davies, a Partner in Knight Frank’s International Residential team. The island has a dynamic, international community, many of which have been coming to the island for years. “People are looking for a long-term base they’ll use every year. It’s very relationship-driven, with many of the most desirable homes selling off-market.”

This desirability, driven by exclusivity, beautiful beaches and its glamorous lifestyle, is reflected in a resilient property market. According to Knight Frank’s St Barts Luxury Market Digest, average villa sales range from €9 million to €14 million, with the top end of the market exceeding €40 million.

Estate in Colombier, St Barts

Set within the private hillside enclave of Les Étoiles, this estate sits within nearly two acres of tropical grounds, with sweeping sea views toward Saba and St. Eustatius. It offers easy access to the pristine Colombier Beach, with Flamands also nearby. “This northwestern part of the island has an unspoilt beauty,” says Davies. “Building here is low‑density and villa plots tend to be large, making it a particularly desirable neighbourhood.”

Fully renovated in 2024, it comprises a main residence, a guest bungalow and a separate caretaker’s house, connected by generous indoor–outdoor living spaces including a large swimming pool. With its seclusion, scale and prime location, the estate offers a tranquil retreat for families seeking both privacy and space.

Residence in Marigot, St Barts

Located on St Barts’ northeastern coastline, close to upscale destinations such as Rosewood Le Guanahani St Barth, this 7,000 sq ft residence occupies a prime elevated position overlooking Marigot Bay. Featuring two modern villas connected by a discreet staircase and framed by two pools, it has been designed to bring the outdoors in.

“Its contemporary architecture makes this property particularly special,” explains Davies. Designed by Venezuelan architect Lorena Gabaldon, now a St Barts resident, the home draws on influences such as Le Corbusier and Tadao Ando.

Villa in Marigot, St Barts

Nearby in Marigot, the five‑bedroom Villa Linda captures the relaxed nature of Caribbean living. “What’s exceptional about this property is that it has its own private beach,” says Davies. “It’s perfect for someone who wants to open their curtains and feel as though they’re right on the ocean’s edge.”

With 35 metres of prime waterfront, the villa features carefully designed waterside entertaining spaces. The use of natural materials, warm tones and local craftsmanship pays homage to West Indian architectural heritage while staying deeply connected to the surrounding landscape.

Mustique

At just 3 miles long and 1.5 miles wide, Mustique is one of the Caribbean’s smallest inhabited islands. Famous for its tight‑knit social scene centred around Basil’s Bar, the island offers a secluded retreat built around wellness, outdoor pursuits and sunshine.

Its exclusivity is reflected in the limited property available. “The architecture in Mustique can be quite eclectic,” says Davies. “Yet with only around 100 villas in total on the island, only a select amount of properties are on the market at any given time.”

Sienna Villa, Mustique

An opulent Italian‑style villa showcasing the island’s diverse architectural styles, Sienna Villa occupies a prime position close to Macaroni Beach and offers exceptional views across Mustique’s Atlantic coastline.

Expansive sun decks and a large pool make the most of the setting. Meanwhile the property offers great flexibility, with multiple accommodation centred around the main villa giving every guest their own private space.

Tortuga villa, Mustique

Showcasing the diversity of styles in the island, this property takes inspiration from Italy and interprets it in its sleek design and clean lines. Its expansive accommodation takes in a detached primary suite, with two additional pairs of bedroom suites with their own private balconies. From the two pools, with one featuring an elegant pool bar and pavilion, you can unwind against the backdrop of the picturesque Britannia Bay.

“For those who enjoy an outdoor lifestyle, the location offers close proximity to the water and is within walking distance to the beach,” says Davies.

Barbados

Barbados, once viewed mainly as a seasonal retreat, is increasingly becoming a year‑round hub for lifestyle buyers and investors. Traditional holiday home makers and lifestyle purchasers are now paving the way for more investment-driven buyers.

“More recently, we have seen a slight course correction of demand shifting towards tax favorable jurisdictions like Barbados across the Caribbean. With no capital gains or wealth tax, the island continues to draw global buyers seeking efficient tax solutions alongside the attractive lifestyle, safety and security the island offers,” says Andrew Blandford-Newson, an Associate in the International Residential team.

The island is continuing to experience a shift in the market due to global mobility and buyers accelerating their plans since covid, driving demand. As Knight Frank’s Barbados Luxury Market Digest outlines, sales of US$2 million properties through Terra Luxury, Knight Frank’s partner on the island, rose 67% year-on-year between July and October 2025.

“Most notably, there are longtime British and Canadian buyers who know the island well, and more recently with an increase in airlift across the US, the island has seen an increasing number of US buyers too,” says Blandford-Newson. “Some are looking for privacy on a golf estate, others prefer marina access or a beachfront villa. The island is diverse, and that’s reflected in the properties available.”

Fustic Estate, Barbados

Fustic Estate, dating back to 1712, is one of the island’s most iconic estates. It was reimagined in the 1970s by celebrated theatrical designer Oliver Messel, whose work across Barbados and Mustique is widely regarded as transformative.

Messel’s work has been described as “converting quite ordinary houses into wonderlands”, although the foundations of the historic Fustic House are nothing short of extraordinary. Set within 11 acres of meticulously maintained and award-winning lush grounds, with a one-of-a-kind lagoon pool carved directly into a coral ravine, the estate offers a uniquely dramatic and private cliffside setting with spectacular views and temperate breezes. Messel’s influence can be seen both outdoors and within the interior spaces, with its soft green accents, arched openings and traditional shutters.

“These historic estates tend to be held by the same families for generations and rarely come to market,” says Blandford-Newson. “Its historical and architectural pedigree makes Fustic Estate particularly remarkable.”
