Properties within one mile of these clubs — including 10 Castle Street in Dorset and Surrey-based institutions Wentworth Club, Foxhills and Beaverbrook — have an average exchange time of 19.1 weeks, compared to 21.5 weeks for those located six to seven miles away. It's clear that proximity to these clubs is a significant driver in the local market.
Damian Gray, a Regional Partner at Knight Frank based in Oxford, highlights the increasing demand among buyers, particularly in the £1 million to £2 million bracket, for residences near these establishments. This demand also reflects shifting lifestyle preferences, with buyers placing greater importance on access to wellness amenities and social spaces.
"The arrival of Estelle Manor has heralded the emergence of a new golden triangle, stretching from Soho Farmhouse across to Daylesford Organics and down to Estelle Manor," Gray explains. "These exclusive clubs are increasingly appealing to hybrid workers in the Cotswolds, offering a hub for work, socialising, and access to wellness amenities.”
