Our guide to Lake Como: where to buy and how to live like a local
Bellagio waterfront view, Lake Como, Italy

Renowned for its breathtaking scenery, rich history and laid-back lifestyle, Lake Como exudes a glamour that has long captured the hearts of travellers and residents alike. For centuries, the area has been a sanctuary for the world's elite, attracting ultra high net worth individuals (UHNWIs) seeking the dolce vita life.

In Knight Frank’s 2024 Wealth Report, Lake Como shines brightly, placing within the Top 20 of the Prime International Residential Index 100, which ranks the top performing luxury residential markets globally. Last year saw prime properties rising in value by over 6%, demonstrating its enduring appeal among wealthy individuals.

Embracing Lake Como life

Picture yourself reclining on a sun-drenched terrace, sipping prosecco as you gaze upon the sparkling waters of Lake Como, framed by majestic mountains and verdant hillsides. This is the essence of life in Lake Como — a serene oasis where time seems to stand still.

From its illustrious past as a muse for luminaries such as Leonardo da Vinci and poets like Wordsworth, to a modern-day destination for Hollywood glitterati and tech titans, Lake Como balances a winning blend of old-world charm with contemporary sophistication.

“On Lake Como, it’s all about the lifestyle,” Tania, our local expert, explains. “From the social scene in the city and nearby Milan to the charm of traditional small villages, along with convenient access to the Greenway and ski resorts under two hours away, Lake Como offers history, diverse property options, excellent infrastructure, and top-tier international schools. It's this distinct combination that has long attracted investors and prominent figures from around the globe.”

Beyond its postcard-perfect vistas, the area offers a plethora of attractions to captivate both locals and visitors alike. Glide across the glistening waters aboard a classic Riva wooden speedboat or take a leisurely cruise aboard the local ferry service, soaking in the panoramic views of quaint villages and grand villas that dot the shoreline.

Drop into Hotel Villa d’Este, a Como landmark set within 25 acres of sumptuous gardens and renowned for its impeccable service and legendary ‘floating’ swimming pool. Alternatively, retreat to Grand Hotel Tremezzo and sip on a classic Negroni or their signature Spritz in ornate Art Deco surroundings.

Dining delights

Dining is serious business in Lake Como, and whether you’re in the mood for classic comfort food or Michelin-starred fare, the region is crammed with top-tier establishments.

Savour the masterful culinary creations of celebrity chef Cannavacciuolo at Villa Crespi, a three-Michelin-starred establishment that ranks among the world’s best. For something more homely, head to Osteria San Martino in Semnago-San Martino for body and soul-soothing comfort food. Elsewhere, L’Ustaria Ca’ Dal Rat in Orta San Giulio is a charming lakeside restaurant with a focus on local, seasonal ingredients.

Where to live in Lake Como

Buyers are spoilt for choice when it comes to prime real estate in Lake Como. According to Tania, those in search of an apartment or villa directly overlooking the lake can anticipate prices ranging from €8,000 to €25,000 per square metre, contingent upon the property's condition. Similarly, apartments boasting city or lake views typically command prices in the range of €5,000 to €10,000 per square metre.

For those prioritising accessibility to Milan, the city of Como is a popular choice. Regular train services to Milan take around 37 minutes, and for access to the lake, ferry journeys to Lago di Como take roughly one hour.

On the western shores of the lake, the stretch from Cernobbio to Laglio, alongside Tremezzina e Menaggio, are sought-after locations renowned for their grand villas and upscale ambience. On the eastern side, Bellagio, Torno, Faggeto Lario and Blevio are quaint spots characterised by picturesque period homes and quaint, shop-filled lanes.

The eastern side also harbours some relatively undiscovered gems in the form of Varenna, Bellano, Mandello del Lario — pretty and tranquil villages where time seems to slow to a gentle pace.
