Derbyshire property market insight

Derbyshire contains several distinct residential markets, with significant differences in pricing between Derby itself, South Derbyshire and the Derbyshire Dales. According to ONS figures, in May 2026 the average house price ranged from £205,000 in Derby to £343,000 in the Dales, with South Derbyshire at £261,000 and Amber Valley at £236,000. Annual growth ranged from 2.0% in Derby to 6.5% in the Derbyshire Dales – more than double the East Midlands average of 3.2%.

Local averages also conceal considerable variation by property type. Detached homes averaged £476,000 in the Derbyshire Dales and £367,000 in South Derbyshire in May 2026, illustrating the premium attached to larger homes in some of the county’s more sought-after markets.

Where to live in Derbyshire

Derbyshire and the East Midlands offer a broad mix of fine residential locations, with each town and village bringing its own balance of culture, countryside and character.

South of Derby, Melbourne combines a traditional market-town centre with nearby green spaces around Calke Abbey and Staunton Harold. Repton is renowned for its independent school, while Newton Solney offers a smaller village setting near the River Trent. Ticknall sits beside the extensive parkland of Calke and has a distinctly rural feel despite its accessibility.

Closer to Derby, Mickleover offers established residential neighbourhoods and straightforward routes into the city. Quarndon has more of a village character, with rolling hills close at hand and Derby still nearby.

Duffield offers another established village choice with strong family appeal. Close to the Derwent Valley and Belper, it brings together attractive family housing, local amenities and The Ecclesbourne School, while keeping Derby within convenient reach.

Further north, Belper combines independent shops and historic streets with an attractive position on the River Derwent. Its industrial heritage remains part of the town’s character, particularly around the historic mills and River Gardens. Ashbourne offers a different pace again: a handsome market town well placed for the Derbyshire Dales and the southern Peak District.

Derbyshire area guide

Derbyshire’s landscape carries an unusually visible sense of history. The Derwent Valley Mills World Heritage Site stretches for 15 miles and records the development of the factory system during the 18th and 19th centuries. Belper became one of its defining industrial communities after Jedediah Strutt and his family established cotton mills there from the 1770s, with much of the associated workers’ housing surviving today.

Further south, Repton brings together Anglo-Saxon, medieval and later educational history, while Calke Abbey stands on the site of a 12th-century priory set in extensive parkland near Ticknall. Around Quarndon, Kedleston Hall adds another important historic landscape.

Green space is equally important to everyday life. The Peak District opens up beyond Ashbourne, with limestone dales, moorland, historic tracks and former railway routes such as the Tissington Trail. Closer to our core area are Calke Park, Staunton Harold Reservoir and the National Forest Way, while Belper’s River Gardens provide a gentler green space beside the Derwent.

Families here have a strong choice of established schools. Repton is a leading day and boarding school, Derby High School provides co-educational independent schooling on the outskirts of the city, and The Ecclesbourne School serves Duffield and the surrounding area. Nearby Trent College offers another independent day and boarding option.

Connectivity is another important part of the county’s appeal. Derby station provides regular services across the East Midlands and to London St Pancras in under 90 minutes. By road, the A38, A50 and M1 connect Derbyshire with the wider Midlands and beyond, while East Midlands Airport is close at hand and Birmingham Airport is a good option for longer-haul travel.
