Knight Frank sells former south London hospital site to healthcare operator 

The London Land team of global property consultancy Knight Frank has completed the £4 million sale of a 2.47-acre freehold site in Carshalton, on behalf of AGS Property Investments (2015) Limited.

The development opportunity at 1 and 3 Metcalfe Avenue has been acquired by private healthcare company Q-Rad Ltd, which will utilise the site under Class E use to accommodate its operational needs. 

Comprising approximately 19,814 sq ft across three buildings, it represents the final remaining parcel of the former Queen Mary's Hospital estate. 

Prior to the sale, the site had been the subject of pre-application discussions for a 30-home residential scheme. However, its scale, location, and flexibility attracted interest from a range of occupiers, investors and developers. 

Nick Alderman, Head of Central London Land at Knight Frank, said: "It was a pleasure to connect our client, AGS, with Q-Rad, and we're delighted to have successfully facilitated this important transaction.

“From the outset, there was strong interest in the site, reflecting both its location and the range of uses it could accommodate. What made Q-Rad's proposal particularly appealing was the opportunity to bring the property back into active healthcare use. Given its history as part of the wider Queen Mary's Hospital estate, it's encouraging to see the site continue to serve the local community in such a meaningful way." 

Located in the heart of Carshalton, the site benefits from a strong community setting, a thriving high street and extensive green space. It is well connected, with Carshalton Beeches station providing services to London Victoria in around 30 minutes and Blackfriars in approximately 35 minutes via Thameslink. The site also benefits from access to the A232, A217 and A23, offering connectivity to Croydon, Sutton and the M25.
