Knight Frank, the leading global real estate advisor, has been appointed as sole agent to market the sale of The Arden Hotel in Stratford-upon-Avon, with a guide price of £6 million.

The Arden Hotel is a charming Grade II listed boutique hotel occupying an exceptional position directly opposite the Royal Shakespeare Theatre, in the heart of Stratford-upon-Avon. The property comprises 45 individually designed, spacious en-suite bedrooms, alongside meeting space, private parking and landscaped gardens, and benefits from prominent frontage on Waterside.

The hotel is underpinned by a strong food and beverage offering, including the award-winning two AA Rosette No. 44 Brasserie. It is well connected, located approximately seven miles from the M40, within a 10-minute walk of Stratford-upon-Avon railway station, and just 25 miles from Birmingham Airport. Stratford-upon-Avon attracts approximately 2.7 million visitors annually, with its global appeal driven by its Shakespearean heritage. The Royal Shakespeare Theatre, with a capacity of over 1,000, welcomed more than 350,000 attendees during its 2024/2025 season. The Arden Hotel has demonstrated a strong trading track record, generating an expected turnover of approximately £3 million, with further scope for growth. This is underpinned by a strong occupancy in a high demand market with further opportunities to enhance performance, particularly through optimisation of the food and beverage offering.
