Knight Frank’s National Country Department has reported a strong start to the year, completing on £173 million worth in prime country house sales in Q1 2026. Despite a challenging political and global climate, these deals underline a returning buyer appetite for best-in-class country houses and estates across the UK.

The department completed 36 transactions during the quarter, with an average guide price of £4.8 million.

Notably, eight sales exceeded £5 million, while three transactions were priced above £10 million. The quarter’s largest sale was for a property with a guide price of £23.5 million, one of the highest‑value country house transactions to complete nationwide so far this year. Other notable deals include Edgeworth Manor, in Gloucestershire with a guide of £11 million.

Edward Rook, Head of the National Country Department, Knight Frank comments: Sales activity was spread across a wide range of locations, from the Cotswolds and the Home Counties to Oxfordshire and the South West, highlighting the strong appeal of well‑located, high‑quality country homes that offer space, privacy and strong connectivity.

The results build on momentum seen at the end of 2025 and reflect a market increasingly driven by lifestyle‑led buyers, including families relocating from London and international purchasers seeking a long‑term UK base.”
