Knight Frank secures planning approval for new SEN campus in Lambeth
The Planning team of global property consultancy Knight Frank has secured a Resolution to Grant planning permission from the London Borough of Lambeth to convert 202 Lambeth Road, into a new Special Educational Needs (SEN) school. The approval marks a major milestone in Fairley House School’s long term estate strategy and follows the £6 million acquisition of the building in 2025, advised by Knight Frank's Education & Charities team.

Planning Applications Committee members have granted planning permission, subject to completion of the Section 106 agreement.
The successful result enables Fairley House School, London’s leading SEN school. to consolidate operations from two locations to all their provision on the Lambeth Road with a new fit‑for‑purpose educational campus. The school’s transdisciplinary approach and magic formula for success transforms the learning and life outcomes for all its students, and this new building and ready access to outdoor space will further enhance their world-class offering.
The project architects are Tate + Co and will begin overseeing the works for the new provision in Summer 2026.

Fairley House School appointed Knight Frank’s Education & Charities team last year to lead the search for a property suitable for specialist learning environments. The team conducted a targeted search and secured the opportunity at 202 Lambeth Road, negotiating the acquisition from MSSC, as part of a wider strategic consultancy instruction.
