Historic Hertfordshire estate enters a new era as vision for landmark country destination takes shape
The Development Land team at global property consultancy Knight Frank has successfully completed the part sale and part Joint Venture Agreement of a consented residential development opportunity at Temple Dinsley Park, Preston, Hertfordshire, with a GDV of approximately £60 million. The transaction was agreed with Fenway Group on behalf of Russell Prince at The Door.

Temple Dinsley Park is a significant heritage estate spread across 68.7 acres of extensive parkland, and centred around a Grade II* listed school building, formally known as Princess Helena College, designed by Sir Edwin Lutyens and associated gardens by Gertrude Jekyll in the early 20th century.
The Door acquired the site in 2023 without planning consent and has since led a comprehensive planning and redevelopment strategy, securing consent for 69 private new homes across the estate.
A part sale, part JV has now been agreed with Fenway Group, who together with The Door will now take forward the next phase of the estate's transformation, which comprises the conversion of the former school buildings into 43 apartments, alongside 26 houses sensitively positioned throughout the grounds.
Alice Serby, Senior Surveyor in the London and South East Land at Knight Frank, said: "Temple Dinsley Park is one of the most unique development opportunities we have brought to the market in recent years. Consented sites of this scale and setting are exceptionally rare and remain highly sought after, which was reflected in the strong interest received from across the market. That interest is testament both to the quality of the planning work undertaken and the strength of the wider ambition for the site.
"It has been a pleasure to act for Russell, whose passion and commitment to securing a positive future for the estate has been evident throughout the process. Fenway Group shares that vision and together they are well placed to forward the next phase of this significant scheme, delivering long-term placemaking benefits alongside much-needed new homes."

Russell Prince, Founder of The Door, said: "When we acquired Princess Helena College back in 2023, we recognised both the challenges and the extraordinary potential of the estate. Our objective has always been to secure a sustainable long-term future for this remarkable site while respecting its history and character. Achieving planning consent for housing was a significant milestone, but it represents only part of a much wider ambition.
"Having rebranded to Temple Dinsley Park in recognition of its original title, we believe the estate has the potential to become a destination in its own right, bringing together beautifully restored heritage buildings, high-quality homes and leisure uses that will benefit both residents and the wider community for generations to come.”
The site is conveniently located just 4 miles from Hitchin Station, offering direct services to London King's Cross in just 35 minutes. Also offering excellent motorway access, situated only a 12-minute drive from the A1 and 20 minutes from the M1.
