Knight Frank delivers successful disposal of former independent school campus to specialist education provider
The Education & Charities team of global property consultancy Knight Frank has successfully sold the historic Old Palace senior site on behalf of John Whitgift Foundation, securing its transformation into a special educational needs (SEN) school operated by Serenity Education Group Ltd from September 2025.

The £4.7 million sale encompasses the Great Hall, Old Palace, Science Block and Cathedral Building sections of the former independent school campus. Purchaser Curwen Group, a private entity, will lease the site to Serenity Education Group Ltd for specialist educational provision.
The transaction involved careful consideration of the site's historic significance, with the Foundation securing enhanced listing approval from Historic England earlier this year to protect the heritage elements. The 9th-century origins and continuous educational use since 1889 required specialist handling to balance commercial objectives with conservation requirements.
The Foundation has also negotiated ongoing access arrangements with Curwen Group, ensuring continued use for alumnae, Croydon Minster, the Friends of Old Palace, and chapel services. The Foundation remains in advanced negotiations regarding the sale of the remaining site areas, with proceeds from all sales directed to the Foundation's education covenant.
