Knight Frank sells £21m Bayswater site for prime residential development

The Residential Development London Land team of global property consultancy Knight Frank, alongside joint agents Savills PLC, has successfully completed the sale of ESCA House, a fully consented residential development opportunity in Bayswater, London W2.

The firm acted on behalf Sol Zakay’s Topland, in joint venture with Concept Bespoke.

Topland Vintage acquired the property as a vacant office building and subsequently secured planning consent for a high-quality residential redevelopment designed by Ross Alexander Lambie Architects. The approved scheme includes demolition behind the retained façade and a two-storey roof extension, delivering 17 private residential apartments across a mix of studio, one-bed, two-bed and three-bed homes.

Sol Zakay, CEO of Topland, said: “We are pleased to have executed our strategy and completed the sale of ESCA House, having significantly enhanced the asset through the planning process. This transaction demonstrates our ability to unlock value in high-quality, well-located assets. Located on the prominent corner of Palace Court and Moscow Road, and moments from Kensington Gardens, ESCA House is exceptionally well connected, with Bayswater Underground Station (District & Circle lines) close by and both Notting Hill Gate and Queensway within easy reach.
