What’s in the development pipeline for Hanwell in West London?

Hanwell is one of the lesser-known parts of Ealing in west London, but that is soon to change as its access to Crossrail and green space is attracting new development.

Regeneration in the borough of Ealing has been evident for some time near Acton Main Line and Ealing Broadway, two of the borough’s five Crossrail stations. More overlooked has been the steady increase in development towards West Ealing, Hanwell and Southall, further out on the Crossrail route.

Some 1,847 private residential units sit in the planning pipeline within 1.5km of Hanwell Station, with 501 of those currently under construction, Knight Frank analysis of Molior data shows in our Hanwell Report.

The line's central section, from Paddington to Abbey Wood, will be ready to open in the first half of 2022. Services from Hanwell in Zone 4 on the Elizabeth Line to Paddington and Heathrow Airport are already operational.

Once the central section is operational, the journey from Hanwell to Tottenham Court Road will reduce to 19 minutes from 55 minutes, while the commute to Canary Wharf will take 31 minutes, down from just over an hour.

Since Crossrail was confirmed in 2008, our analysis of property within a 20-minute walk of Hanwell Station shows house prices have increased by 61%.

Over the past decade, average house prices across the borough of Ealing have increased 70%. In December, the average house price in Ealing was £501,051, just 1% above the London average that month of £496,343 and 30% below that of nearby borough Richmond upon Thames (£709,148).

Ealing is one of London’s greenest boroughs with 3,300 acres of green space, golf courses, parks, walks, sports facilities and cycle paths. Hanwell is close to Brent River Park, a strip of 988 acres of open space along the Brent Valley.

Hanwell is also poised to benefit from the large-scale regeneration taking place across west London, such as the 12-acre mixed use Brentford Project, the £26bn regeneration of nearby Old Oak and Park Royal in Acton, as well as the ongoing development of the former BBC Television Centre and the wider White City area.
