Space, schools and setting are often central to a property search here. Buyers can choose between large detached houses with extensive gardens, character homes in conservation areas and more contemporary properties with convenient access to shops and transport.
We’ll help you compare homes on their individual merits, from plot and condition to location, likely competition and value. Through Knight Frank’s London network, we can also introduce discreet opportunities alongside properties already on the market.
From arranging viewings to negotiating an offer, you’ll have practical advice throughout your search and support keeping your purchase on track.

Totteridge & Mill Hill property market insight
Property values across N20 and NW7 reflect the concentration of larger family homes at the upper end of the market. Land Registry-based sold-price data puts the average sale over the last 12 months at around £816,000 in N20 and £847,000 in NW7 – both comfortably above the wider Barnet average of £591,000 in May 2026.
Detached property sits considerably higher. The average sold price over the last year is around £1.41m in N20 and £1.65m in NW7. The most exceptional homes occupy another level again: recent marketing on Totteridge Common has included substantial gated houses above £6 million, while prime Mill Hill addresses including Uphill Road and Partingdale Lane have seen homes marketed between approximately £3m and £4.5m.
Activity across prime London has also strengthened. Knight Frank recorded 14% more transactions across the capital in the three months to July 2026, while the number of offers made across prime central and outer London was 8% higher year-on-year by March.
Where to live in Totteridge & Mill Hill
Totteridge has some of north London’s most secluded residential addresses. Totteridge Common and Totteridge Village combine substantial detached homes, mature grounds and green-belt views with an almost rural setting. Totteridge Green and private roads such as The Close offer further privacy, while parts of Totteridge Lane provide larger family houses closer to the Northern line and Whetstone’s shops and restaurants.
Whetstone feels more suburban, centred on the High Road, with a broad mix of family houses and apartments. Nearby Oakleigh Park combines quieter residential streets with its own mainline station.
Across NW7, Mill Hill Village contains some of the most prestigious property. Uphill Road, The Ridgeway, Milespit Hill and Partingdale Lane are particularly notable for detached homes, large gardens, elevated views and, in places, exceptionally generous plots. The surrounding conservation area retains a country-village quality despite its London setting.
Mill Hill Broadway offers a livelier centre and excellent rail connections, while Mill Hill East combines established housing with newer residential development and easy access to the Northern line.
Totteridge & Mill Hill area guide
Both areas retain unusually strong links with their rural past. Totteridge’s name is Saxon in origin, while its village landscape developed around a ridge between Dollis Brook and Folly Brook. St Andrew’s Church is another focal point, with an ancient yew in its churchyard thought to be at least a thousand years old. Large houses and estates began attracting wealthy London merchants to the area from the 16th century onwards.
Mill Hill Village developed along The Ridgeway, where merchants seeking country homes within reach of London built houses from the 17th century onwards. William Wilberforce and Sir Stamford Raffles are among its notable former residents, while Mill Hill School was founded on The Ridgeway in 1807. Much of the surrounding 152-hectare conservation area still looks out across green-belt countryside.
Green space remains central to life locally, from Totteridge Common and the countryside around Dollis and Folly Brooks to the Dollis Valley Greenwalk, which runs for ten miles between Moat Mount and Hampstead Heath. Families also have access to an exceptional choice of schools, including Mill Hill School and Belmont, with Haberdashers’ Boys’ and Girls’ Schools, North London Collegiate and Queen Elizabeth’s School in the wider area.
Connectivity balances the semi-rural setting. Totteridge & Whetstone and Mill Hill East provide Northern line services into central London, while Thameslink trains from Mill Hill Broadway connect directly with central London and onwards towards Luton. The A1, M1 and M25 provide wider road links, with Luton Airport particularly convenient for international travel and St Pancras International easily reached for Eurostar services.
