Buying
From first viewing to agreed offer
For buyers, the key choices often come down to school access, journey times, outside space and whether you want to be closer to the Thames or the area’s commons and parks.
We’ll help you compare properties and values with those priorities in mind, from larger period houses and family homes to mansion flats and modern riverside apartments. Our wider London network can also provide access to discreet opportunities alongside homes already on the open market.
From arranging viewings and advising on price to negotiating an offer, we’ll support you through the practical decisions that come with finding and securing the right home.
Selling
Bringing your home to the right market
Large family houses, period terraces, mansion flats and riverside apartments each attract different buyers, making the right pricing and presentation important from the outset.
We draw on recent sales evidence, current market data and local buyer demand to advise on how your property should come to market. Knight Frank’s London, UK and international network then helps us reach buyers whose search may extend across several prime south-west London locations.
Throughout your sale, you’ll benefit from experienced negotiation, clear communication and practical advice designed to keep the transaction moving.
Valuation services
Independent residential valuations

Putney & Barnes property market insight
Our coverage includes some of south-west London's highest-value residential markets, spanning both the London Borough of Wandsworth and the London Borough of Richmond upon Thames.
Richmond upon Thames had the fourth-highest average house price of any London borough in May 2026 at £789,000, while the Wandsworth average was £660,000.
The prime postcodes within our area sit considerably higher. Land Registry-based sold-price data puts the 12-month average at around £1.63m in SW13 and £1.22m in SW15 1. Semi-detached homes in SW15 1 averaged more than £2.36m, while detached homes in SW13 averaged above £5.8m.
SW14 8 is another important higher-value market, with average sales at around £1 million over the past year and detached homes averaging more than £3.2m. Individual Parkside addresses can command considerably more, reflecting the value placed on larger family houses near Richmond Park and Palewell Common. Knight Frank’s latest prime London data also points to improving activity, with transactions across the capital 14% higher in the three months to July and offers across prime central and outer London 8% higher year-on-year by March.
Where to live in Putney, Barnes, East Sheen & Mortlake
West Putney contains many of the area’s most established family streets, combining substantial period houses with easy access to the river and Putney Common. St Simon’s Avenue, Gwendolen Avenue and Lower Common South are among the sought-after addresses, while Deodar Road is particularly prized for homes close to – and in places directly overlooking – the Thames. Around Putney Hill and the Heath, larger houses and mansion apartments offer a greener setting within easy reach of central Putney.
Across the river bend to the west, Barnes has a distinctly village-like character. Period houses cluster around Barnes Green and the Pond, while The Terrace is known for historic riverside homes. Castelnau offers substantial Victorian property and the streets around Little Chelsea provide attractive cottages and terraces.
East Sheen offers another strong family-house market, particularly on the Parkside streets towards Richmond Park and Palewell Common. Fife Road, West Temple Sheen, East Sheen Avenue and Palewell Park include some of its larger and more valuable homes. Mortlake becomes more urban towards the Thames, mixing period cottages with apartments and riverside development.
Putney & Barnes area guide
Putney and Barnes are united by the Thames but each has its own distinct character.
Putney developed around an ancient river crossing, while St Mary’s Church was the setting for the Putney Debates of 1647. The Embankment later became one of British rowing’s most important centres, and today the Oxford and Cambridge Boat Races still begin at Putney before following the Thames to Mortlake.
Barnes brings a different village character, centred on its historic Green and riverside streets, while the Olympic Studios cinema and local independent businesses add to its cultural life. Green space is unusually generous throughout the area – from Putney Heath and Putney Common to Barnes Common, Palewell Common and Richmond Park. The WWT London Wetland Centre in Barnes adds more than 100 acres of wetland habitat beside the Thames.
Families have access to a strong choice of schools, including Putney High School, St Paul’s School and The Harrodian, with further well-regarded state and independent options across the wider area.
Connectivity is excellent across this area. Putney has mainline services to Waterloo and District line stations at East Putney and Putney Bridge, while Barnes, Barnes Bridge and Mortlake provide further direct rail links towards central London. The A3 connects south-west London with Surrey, while the A4 and M4 provide routes west towards Heathrow and the M25, giving convenient access to international travel as well as the wider road network.
