5 of the Best Offices in Victoria (The Argyll Club, Myo and More) – Knight Frank (UK)

Victoria was once a part of what Charles Dickens dubbed “the devil’s acre”, but its charm has since bloomed. Now, it matches hustle with credibility, inviting businesses of all shapes and sizes to race for its office space.

Following a period of regeneration and heavy investment from the government, Victoria has gone from being a drab throughway for commuters and into a buzzy destination in its own right.

A short walk around the station uncovers pockets of lively pubs, Georgian-style homes and theatres that house in-demand musicals.

The Nova Building, for example, can’t be missed. Completed in 2016 by the UK’s largest commercial property developer, Landsec, the development injects a new lease of life into the district. Among high-spec apartments and offices, it offers a grid of restaurants to match any type of business lunch; from a casual woodfire-oven pizza at Franco Manca to a more meditative shake tataki at Sticks’n’Sushi.

Likewise, Cardinal Place offers plenty of shops, offices and restaurants. The development was built directly above the District and Circle line, with the tube’s tunnels actually passing through Cardinal Place’s basement.

Which companies are based in Victoria?

Among a wide range of businesses, Experian is based at Cardinal Place, while Pret A Manger’s head office is right by Victoria station. And until its landmark ‘groundscraper’ opposite Kings Cross station is ready, Google is based at Belgrave House.

Victoria has a life of its own in literary classics, with mentions in Oscar Wilde’s The Importance of Being Earnest, Harold Pinter’s play Victoria Station and The Final Problem, a short Sherlock Holmes story.

Victoria's history of connectivity

For businesses looking for flexible office space in Victoria, the area’s status as a transport hub is likely to be a major pull. Not only is it easily accessible from pockets of London, but it’s well-connected to Home Counties like Kent, Surrey and West Sussex.

According to Amanda Lim, Head of Knight Frank’s Flexible Office Solutions, “Victoria is a great transport hub, and thanks to new bars and restaurants, has a trendy buzz about it. It’s also good for companies who want to be near the prestige of Mayfair and St James’s but want more square footage for their money.”

Victoria’s history is steeped in its status as a hub for connectivity. In the 1850s, London’s three stations only connected you to south London, despite the majority of businesses being located in North and West London.

To combat this, Victoria station was designed to bridge pockets of London that had little to no transport networks.

After an initial rejected proposal in 1842 by John Urpeth Rastrick, one of the first English steam locomotive builders, planning and construction were completed in a piecemeal fashion.

At first, Victoria station felt like it was split into two halves, with one side serving the Brighton line and the other serving the Chatham mainline. By 1929, Herne Hill, Crystal Palace and Epsom had electric links to the West End too.

Today, Victoria is the second-busiest station in the UK after Waterloo.
