Kingston property market insight

Kingston has shown notable resilience against the wider London market. ONS and HM Land Registry data put the average property price in the borough at a little over £582,000 in May 2026, broadly unchanged from a year earlier and outperforming London as a whole by 3.7%.

There is considerable variation across the areas we cover. Analysis of HM Land Registry Price Paid Data for July 2025 to June 2026 puts average prices at around £774,000 in KT3 4, £758,000 in KT2 5 and £716,000 in KT2 6 – all above the London-wide average of £656,000 over the same period. KT1 1 and KT1 2 averaged around £685,000 and £657,000 respectively.

The wider prime market also shows encouraging signs of activity. Our data shows that prices have been steadier in prime outer London than central London, while the number of offers made across prime London was 8% higher year on year by March, helping to support stronger activity through the summer.

Where to live in Kingston

North Kingston and Canbury are particularly appealing for buyers looking for period family houses close to both the Thames and the town centre. Late Victorian streets sit behind Richmond Road, while Canbury Gardens provides riverside green space and an attractive route north towards Ham and Richmond. KT2 5 and KT2 6 are also among the higher-value postcode sectors within our coverage.

To the east, Norbiton mixes Victorian and Edwardian terraces with apartments and offers straightforward access to central Kingston. New Malden has a more suburban character, with larger houses, gardens and driveways particularly well represented around KT3 3, KT3 4 and KT3 5. Roads around Malden Hill, Cambridge Avenue and the Coombe Vale side of the town include some of its more substantial family property.

Further south, Berrylands combines residential streets and useful green space with easy access to both Kingston and Surbiton. Surbiton itself is known for handsome Victorian and Edwardian architecture, with period houses and apartments around the station, Claremont Road and the streets leading towards the Thames. Fast rail connections make it particularly popular with buyers balancing space with a central London commute.

Kingston area guide

Few London centres combine riverside life with such a long history. Kingston was an important Saxon settlement and is traditionally associated with the coronation of Anglo-Saxon kings – a connection commemorated by the Grade I-listed Coronation Stone. The medieval Market Place and All Saints Church remain at the heart of the old town, while the Thames has shaped Kingston’s development for centuries.

Today, the centre offers one of south-west London’s strongest mixes of shopping, restaurants and culture. The historic market sits alongside the Bentall Centre and riverside dining, while the Rose Theatre and Kingston Museum add to the cultural offer. New Malden and Surbiton provide their own high streets, restaurants and neighbourhood amenities.

Green space is equally important. Canbury Gardens runs beside the Thames in North Kingston, Fairfield Recreation Ground provides a large open space close to the centre, and both Richmond Park and Bushy Park are within easy reach. Families are also drawn by established schools including Tiffin School, The Tiffin Girls’ School and Kingston Grammar School.

Connectivity is another major advantage. Kingston and Surbiton both have direct rail services to London Waterloo, with the fastest journeys from Surbiton taking around 15 minutes. Local connections put Richmond, Wimbledon and neighbouring Surrey towns within easy reach, while the A3 provides a direct route towards London and the M25. Heathrow is the nearest major international airport and is served directly from Kingston by several bus routes.
