Susannah Odgers, Negotiator at Knight Frank's Belgravia office, zooms in on two Central London areas with excellent investment potential, "As London undergoes massive regeneration and expansion schemes, the two areas that show the most promise and offer the best value are Victoria and Westminster.

"While buyer tastes evolve from traditional, period townhouses to contemporary, high tech, lateral flats, the Victoria and Westminster areas have witnessed a large boom of new residential developments - examples of these include Kings Gate and the Courthouse.

"Traditionally, however, Westminster and Victoria where for the most part regarded as transportation hubs with crowds of civil servants, surrounded by dull grey buildings. But as creative companies such as Google move in, fashionable bars and restaurants open, and new luxurious modern residential builds develop, this once relatively uninteresting region of SW1 is experiencing a complete regeneration.

"This regeneration does not only apply to new builds but is also being administered to existing old service buildings such as Scotland Yard, as well as to the Victoria Railway Station. But it’s not all about “out with the old in with the new”. The West-Vic area is subtly preserving its historic value by tastefully combining modernised buildings with old historic structures such as Westminster Cathedral.

"As buyers increasingly look for a good-value address whilst still possessing the prestige of the SW1 postcode, Victoria and Westminster are becoming ever more popular. By providing modern lateral living with unique views, excellent transport links to the City and Canary Wharf and a plethora of local amenities - Victoria and Westminster would indisputably be our choice for investment."
