_Residence One & JV partners, Topland Group and O&D London instructs Knight Frank to sell Allen House

Prime residential developer Residence One, Topland Group and O&D London have instructed global property consultancy Knight Frank as sales agent for their joint multi-unit scheme, Allen House (W8).
April 24, 2023

Purchased in spring 2022, the building – a grand Edwardian mansion block – is Residence One’s most significant residential development yet. Until now, the prime residential developer has focused on world-class single unit houses and apartments across the capital’s most prestigious postcodes.

The high-profile scheme is located moments from Kensington High Street, Holland Park and Kensington Gardens – it is one of the tallest Edwardian mansion blocks in the area offering unparalleled views from the upper floors.

Comprising 45 carefully crafted lateral apartments across six floors, the boutique development will offer the very best in heritage design and modern day living; a rarity for the area is its own landscaped communal garden by Kindland Design.

The project is being led by Residence One alongside Topland Group and O&D London, who in turn have appointed a best-in-class team, namely Concept Bespoke who will act as Principal Contractor and is best known for its work with Christian Candy. Interior design at the project is by Residence One’s own inhouse team.

Ben Wilson, Director, Residence One, commented:

“To bring our attention to detail and design to a building of such scale and beauty in this outstanding position is very exciting. This is a development of no compromise, offering period splendour combined with Residence One interiors and range of resident amenities.”

Rupert des Forges, Head of Prime Central London Developments at Knight Frank, added:

“Residence One, Topland Group & O&D London have come together to develop this landmark mansion block off Kensington High Street. Allen House is a particularly handsome and ornate Edwardian building that will undergo a full refurbishment with the addition of two penthouses and a landscaped communal garden – an ambitious project being led by two owners with deep industry experience.

“Allen House will be a neat boutique scheme in the prime market. The project will offer residents a full concierge service within a newly refurbished and modernised classical mansion block – an offering which is in short supply in Kensington.”

The development includes 24-hour concierge, coveted Kensington & Chelsea residents’ parking permits for each apartment, a state-of-the-art gym and a fully-connected meeting room. A number of the apartments will benefit from their own private balcony or terrace.

des Forges added: “When Allen House comes to market later in the Spring, we anticipate strong local interest from domestic purchasers, as well as the ever-international appeal of the W8 postcode.”

Sol Zakay Chairman at Topland, said:

“Allen House is a notable period property of exceptional quality. Following our significant investment into its refurbishment, it will be one of the most sought after addresses in Kensington across a range of values.

“Importantly, we are pleased to have delivered this project with sustainability at the forefront of our thinking, with the building’s existing structure retained and attractive period façade intact.”
