_Looking up: Unique ceilings in office space across London

As well as looking up and watching the fireworks this month, our team of central London office advisors have been admiring unique ceiling finishes on schemes across London.
November 29, 2022

Great Suffolk Yard, 131 Great Suffolk Yard, London, SE1 1PP

Great Suffolk Yard offers 57,424 sq ft of new creative office space across six floors, a private courtyard, and multiple terraces. Thoughtfully designed to combine contemporary elements with the restoration of eclectic 19th Century warehouse-style buildings, the development characterises Southwark’s industrial charm and personality. An exposed concrete soffit ceiling finish with mounted VRF air conditioning and pendant LED lighting is set against exceptional views over the City.

LDN:W, 3 Noble Street, London, EC2V 7EE

Contemporary exposed services were delivered on all available floors at LDN:W, a scheme delivered by BDP architects. The building underwent a comprehensive refurbishment providing best-in-class flexible office space. There are now just four floors remaining. The floors range from 4,000 to 9,800 sq ft, and there is a mixture of fitted and Cat A options for prospective tenants. All occupiers benefit from the shared roof terrace on the 12th floor.

Arthur Stanley House, 40 – 50 Tottenham Street, London, W1T 4RU

Arthur Stanley House has undergone an impressive back-to-frame refurbishment, with the original features made front and centre. This 52,000 sq ft building oozes character throughout with concrete columns, wooden parquet flooring and an abundance of natural light. However, the show stopper is the ceiling with the original concrete and terracotta perfectly contrasted next to the exposed chrome services and matt black LED lighting. The building completes at the end of this year, with typical floor plates at c.6,000 sq ft. We can’t wait to see how tenants occupy this characterful space.

100 Bishopsgate, London, EC2M 4NR

One of the best newly constructed buildings in the UK. 100 Bishopsgate has achieved BREEAM ‘Excellent’, showcasing the highest energy efficiency, sustainability and wellbeing standards. Part of this was delivering each floor without a ceiling, in a ‘shell and floor’ condition – a much more cost-efficient and sustainable route giving occupiers a flexible blank canvas. Now 94% leased, five remaining units offer a fantastic opportunity for occupiers seeking tower views.

25-27 Oxford Street, London, W1D 2DW

25-27 Oxford Street has been fully redeveloped behind a retained façade, keeping the character of the existing building whilst meeting the needs of a modern occupier. The raft ceiling provides a clean finish with inset strip lighting, and the exposed services have been sprayed matt black to give it a subtle but modern look and feel. This finish has proved popular with occupiers with two floors let, two floors under offer, and two more remaining.

The Acre, 90 Long Acre, London, WC2E 9RA

The Acre is currently undergoing extensive refurbishment and extension and will deliver 240,000 sq ft of office space in Q4 2023. The ceiling finishes consist of a perimeter raft system with metal ceiling tiles, whilst the remainder of the floor benefits from exposed services, including a new revolutionary air conditioning system by Artus. The perimeter system has been designed, so the view across the existing building and new infills is consistent and frames the picture windows looking out on to the 360 views across London.

Featherstone Building, 66 City Rd, London, EC1Y 1BD

The Featherstone Building is a brand new building that Derwent London has delivered. It features floor-to-ceiling heights of 3.125m with exposed concrete. The building benefits from an embedded concrete core cooling system, creating a beautiful clean fit. The building is available now and has 82,000 sq ft available.

JJ Mack Building, 1-2 Farringdon Road, London EC1M 3HN

The JJ Mack Building is one of London’s smartest and most sustainable office buildings, 150m from Farringdon Station, with access to the Elizabeth Line. The heritage of the area and the building is expressed in the unique design features in the reception. The space offers the highest quality office floors with an exposed VAV air conditioning system which will appeal to a broad range of occupiers. The first tenant has been secured on levels six and seven, leaving 160,000 sq ft still available.
