Starting life as a humble tower house, Kilberry Castle has been added to, extended and updated in the 600-odd years of its existence presiding over a rugged stretch of coastline on the outskirts of Kilberry, Argyll.

Castle Kilberry certainly has a storied past. Said to have been destroyed by an English pirate in 1513 and then burnt down in 1773 - the 15th century tower house miraculously remained in its entirety - Kilberry Castle was subsequently renovated in 1840 with a final renovation in 1873 adding a western wing.

The upshot of its previous demises, thick layers of history and ambitions of Clan Campbell which have owned the property for over 450 years, is its substantial footprint - added to and extended over the years - wonderful historic features and bountiful policies.

Although areas of the castle have fallen into disrepair, for new owners with gumption, energy and vision Castle Kilberry presents a once-in-a-lifetime opportunity to put their mark on 600 years of history and create a breathtaking family home. Ambitions may stretch as far as expanding into a boutique hotel, retreat or wedding venue business. The scope here is endless and exciting and its renovation progress would be make a thrilling television show!

This will be a meaty and satisfying restoration project for that value the preservation of history; period features adorn the great hallway with its huge open fireplace and galleried landings above. In the vast dining room there are decorative cornicing with ceiling rose and original open fireplace. The drawing room is a good place to be on a rainy day with its beautiful bay windows with sea views, original open fireplace and doors.

Of particular note is the library with fitted book shelves, open fireplace and the impressive billiards room with cupola with potential to create a wonderful dining/kitchen space. The fireplaces in the library and the drawing room are made of Italian marble and were custom made for John Campbell the 10th of Kilberry and his new wife during their honeymoon tour of Italy in 1871.

The views of the rugged coastline and Atlantic Ocean from the upper floors are spectacular and in particular from the bedrooms over the first and second floors. Two of the bathrooms are located within the turrets.

To the west of the Castle is Laundry Cottage with fabulous coastal views across to Islay and Jura, Gigha and the Mull of Kintyre. It is currently being used as a holiday let.

The policies at Kilberry are a real feature including formal lawns to the front of the property and a surround of mixed mature deciduous woodland of sycamore, lime, ash and beech, providing complete privacy and a haven for birds and red squirrels.

The Kilberry burn runs through the woodland to the remains of three ancient fishing ponds crossed by a stone bridge. A short walk leads to the walled garden (1877) extending to about 1.5 acres which was previously used for the growing of tree fruit, soft fruit, grape vines, vegetables and cut flowers for the castle.

From the walled garden are views of the hills to the south and the sea to the west. Situated on the northeast corner of the walled garden is the Victorian pets graveyard. Beyond the policies, Kilberry Bay is a stunning, secluded beach which can be accessed by foot within ten
minutes over the neighbouring fields.

There is planning consent to construct a 4-bedroom house, two storey house on a site just to the north of Laundry Cottage. Planning consent was originally consented in August 2011, it has recently been renewed and is valid until 12 August 2023.
