_Country homes with home offices: ditch the commute for work-life balance in the countryside

Hamish Humfrey, an Associate in Knight Frank's Country departments sees a rise in buyers wanting a country home with a home office with many looking further afield and ditching the daily commute altogether.

In the last decade or so, the amount of us regularly working from home or undertaking ‘flexible’ working hours has risen considerably (an estimated 4.2 million of us were doing it in 2015 alone).

There are a multitude of reasons for this – perhaps most obvious is the constant evolving of technology, allowing us to stay connected 24/7 through smartphones, messaging apps and video-calling platforms.

Aside from technology, businesses and employers are also seeing the potential in flexible working; studies have shown that allowing employees to work in a way that suits them can greatly improve work output and overall quality of work by boosting morale and encouraging a positive, relaxed mind-set.

For any sceptics, being able to roll out of bed and already be ‘at’ work does have undeniable benefits – an end to long commutes, massive savings on travel costs, greater ease in taking needed, helpful breaks without fear of judgement from peers, more convenience for those that live remotely, as well as environmental benefits, increased time with partners/family, and a lack of distraction from colleagues.

With this information in mind, it’s easy to see why more of us are choosing to carry out our job responsibilities from the comfort of our own home, and why, in the property world, the demand for houses with space for home office is growing louder.

Whether clients are seeking a room within a property, or a separate outbuilding with conversion potential, the desire for home work space shows no sign of waning.

"In the last five years working in Knight Frank's Country department, I’ve noticed a marked increase in buyers looking for country homes with office spaces, especially from clients whose work is based in London."

Previously, many of them would need good access back to London in order to get to the office in the week, but there’s more work flexibility now - allowing buyers to search for country houses further afield, in areas they may not have previously considered.

Such demand is also irrespective of career. It’s worth noting that the type of office sought varies vastly, depending on the client’s work. For example, an architect may seek a larger, studio style space in a converted outbuilding and if they’re able to work from a laptop, a room within the house will suffice.

Do you dream of living and working in the countryside without having to face a long, daily commute? Whether you’re running a business, already work from home, or are simply seeking a property that can provide you with the peace and quiet of your own private working area, look no further in your property search.

Take a tour of some of the finest Knight Frank Country homes currently on the market, offering a great variety of office spaces and excellent working-from-home potential, no matter the kind of work you do.

Well Meadows, Chiddingfold, Surrey

Well Meadows is a classic, picturesque country estate, situated within sprawling, unspoilt Surrey countryside. Ideal as a family home, the estate consists of an impressive main house, including 5 bedrooms, garaging for 3 cars, a tennis court and wine cellar. The estate also comprises an additional private cottage, storage barn and excellent equestrian facilities, whilst being only an approximate 49 miles from London Waterloo.

One of Well Meadows’ most stand-out features is its charming 1 bedroom private cottage. Peaceful and secluded, the cottage comes complete with its own office, which has a kitchenette and shower room attached.

Avonside, Bidford-on-Avon, Warwickshire

Avonside is arguably one of Warwickshire’s finest village houses. Located conveniently, the property is close to Cheltenham, Stratford-upon-Avon and Birmingham airport, and includes direct access to the River Avon, with over 1,000 yards of river frontage.

This is the first time the property has been available in 26 years, making this a rare opportunity not to be missed. A big draw here is the fabulous office building/block within the grounds, which has been designed by the renowned Peter Yiangou (of Yiangou Architects) known for his highly-regarded work on Oxford University’s Harris Manchester College, and for his complete re-designing of the Corinium Museum.

This impressive office provides inspiring river views to enjoy whilst you work – giving it wonderful potential as a working area for a variety of careers, from creatives to financiers.

Hammer Hill House, Romsley, Bridgnorth

Among this well-equipped country house’s features are a music room, bar, surround-sound system, indoor swimming pool, and games room. The luxurious property stands in an enviable elevated position, and was designed by Sir Bertram Clough Williams-Ellis CBE MC, known foremost as the creator of the village of Portmeirion, North Wales.

Behind its breath-taking façade, the interior of Hammer Hill House is equally impressive – most prominently is the drawing room, with a lit and sprung dance floor, bespoke fitted kitchen, walnut-panelled dining room and grand hall with a sweeping walnut staircase leading to the galleried landing.

This property has also been excellently refurbished. What was formerly the coach house has now been completely transformed – coming complete with extensive garaging and a modern, stylish double-office space, which offers exciting potential for the buyer to make use of as they see fit.
