Construction of largest Merseyside eco shed begins

The construction of Merseyside's largest speculative logistics development is underway, with completion due at the end of the year.
Pembury Real Estate, funded by ABRDN Property Income Trust (API), has appointed contractor, ADI, to build the 107,000 sq ft distribution centre on Knowsley Business Park following planning approval late last year.
Knight Frank’s industrial team in Manchester has been appointed joint agent and worked with investment colleagues Johnny Hawkins in London and Matt Stretton in Manchester to help secure the forward funding deal.
Manchester industrial partner Sam Royle said: “This is a hugely significant deal, bringing together partners committed to delivering the highest quality, forward-looking logistics facilities in this strategically important location. We are proud to have been involved from the very inception of the scheme, through the planning process and then working with colleagues to help secure finance, and we are delighted to see work start on site.”
James Wright, joint MD at Pembury Real Estate, said: “Working through the turbulence of recent months to enable this project to start on-site is a testament to the hard work of many people in our supply chain and the support of our capital partners, API. Once complete, Knowsley 107 will provide a best-in-class, highly specified building in a supply-constrained market.”
Mark Blyth, deputy fund manager of ABRDN Property Income Trust, said, “We are pleased to have started on-site with this exciting project in conjunction with Pembury. The building’s strong environmental credentials align with API’s overall focus on sustainability and, coupled with the high operational specification, should prove attractive to occupiers.”
Knowsley Business Park sits on either side of the A580 East Lancashire Road, which provides direct access to Junction 4 of M57 and Junction 23 of the M6 and connects Liverpool Centre to the west with Manchester City Centre to the east.
In addition to being net zero ready, the 10-bay building will have a larger than average 68 m deep yard and will be designed and constructed to a minimum ‘Excellent’ rating in the Building Research Establishment Environmental Assessment Method (BREEAM) and an EPC Rating of ‘A’. All timber will be provided from FSC 100% sustainable sources.
It will have double the quantity of energy production through renewable technologies, specifically double the size of the Photovoltaic system, to that required to achieve BRUKL approval. There will also be extensive electric vehicle charging.
Sam added: “Occupiers are increasingly focusing on ESG credentials, so the commitment to delivering high specification, energy efficient warehouse space with high sustainability standards will make this one of the most desirable logistics buildings in the region.”
At 1,200 acres, Knowsley Business Park is one of the largest industrial parks in Europe and home to almost 600 companies, including major occupiers B&M, QVC, Matalan, Amazon, Makro, DHL, Home Bargains and Liverpool FC.
