New Schools
Many young families are making the move to Monaco thanks to its excellent schooling options. As well as the highly revered International School of Monaco, a new British School of Monaco - accredited as a Cambridge school – is due to open in September 2022.
As a result, demand for more spacious apartments in these areas has risen. 3-bedroom properties accounted for nearly half of all properties sold in Monaco in 2021, the highest proportion since 2006.
Relative value
Of Monaco’s eight key neighbourhoods, Jardin Exotique arguably offers the best value. In 2021, the average price per square metre stood at €35,460, according to Monaco’s Statistics Office IMSEE. That figure that has risen 24% in the last five years and is likely to grow given the area’s improved connectivity.
New investment
Monaco’s government is investing heavily in its infrastructure. There’s land reclamation scheme The Mareterra Project, the Larvotto beachfront has been redeveloped, and the Heliport is being extended.
Also in the works is a new cable car linking Jardin Exotique and Fontvieille, which will form part of a bigger regeneration project for Fontvieille. By 2027, the neighbourhood will have transformed thanks to the addition of an urban forest and 30,000 sqm of commercial space with 80 stores and a multiplex cinema.
