It comes as no surprise to hear that we spend a great deal of our waking hours at work, confining ourselves to one indoor space, where it’s usually too hot or too cold, the air is too stuffy, and we would find it difficult to list its eco-friendly credentials. 

If anything good has come out of the past few weeks, it is the marked environmental improvements. Pollution and greenhouse gas emissions have fallen across the world: the canals in Venice are running clear and the Himalayan mountains are visible for the first time in 30 years in parts of Northern India. This has been an opportunity to consider and plan for how we can try and sustain these changes moving forward when we begin to move back to normality. 

When it comes to office new-builds, sustainability and wellbeing are two trending factors developers and investors have to consider, from how much waste is produced, to the quality of the air we breathe. With a greater level of environmental awareness, demand for more suitable workspaces is growing exponentially.

According to The London Report 2020, the London Landlord and Investor Survey found that improving the environmental qualities of buildings is one of the top three London-related challenges for the coming year.

Recently, Knight Frank has been appointed leasing agents for EDGE London Bridge – a new office tower that’s set to become the most sustainable in the city.

The Amsterdam-based developer, EDGE, which specialises in energy-efficient buildings, has finalised the £450 million plans for the office tower that will be located next to London Bridge station. The building will replace an outdated 1980s office building currently occupied by a Home Office Immigration centre.

This ambitious 26-storey tower has been designed to achieve both BREEAM Outstanding and WELL Platinum certification – making it the only office tower in the city to receive both accreditations.

The designs of the tower aims to balance internal daylight with shading to avoid unwanted losses or gains, which leads to a reduction in carbon emissions above 50% on-site.

In order to provide optimal air quality, an underfloor air supply will combine with natural ventilation. There will also be facilities on-site to encourage occupiers to use sustainable modes of transport. 

In addition, the new development will aim to help improve wellbeing. The tower will include a tenant’s club with a large terrace, a gym, and will also incorporate a new public park. It will connect to a publicly accessible ground floor of the building, providing amenities for its occupiers and the wider community.

It’s hoped that construction work will be completed in 2024.
