Former ITV Studios launched to market for £150m

News
Global property consultancy Knight Frank, on behalf of ITV plc, has launched the former ITV Studios on London’s South Bank to market, seeking offers in excess of £150 million.
The London Studios site represents one of London’s most significant mixed use development opportunities to have come to market in recent years, the proposed scheme will bring a major new mixed use landmark to central London on the South Bank of the River Thames.
The London Studios is being marketed with detailed planning permission for a 31 storey residential tower incorporating 213 new homes, as well as a separate office and studio development. Designed by Hopkins Architects, the 2.5 acre masterplan will comprise a total combined area of approximately 525,000 sq ft NIA fronting the River Thames.
Completed in 1972, the existing building had been ITV’s headquarters for over 45 years. The site includes a 25 storey office building, an adjoining four-storey podium, which housed studios, editing suites, further office space and a 100 space underground carpark.
The consented commercial element was originally designed for ITV’s own occupation but having secured planning consent for a new headquarters building ITV have subsequently decided that the building is now surplus to their requirements, resulting in the decision to sell the freehold.
The mixed use development commands spectacular views and incorporates a main public square which has been designed to create a focus for the buildings, and a heart for the masterplan, incorporating a blend of hard and soft landscaping. The residential element will also include retail at the ground floor level with seating on the square.
Peter Copley, Property Director at ITV, commented: "Having successfully relocated the business to modern flexible offices in Holborn and studios in W12, and announced our new strategy, ITV's requirements have changed. The opportunity to redevelop this fantastic site will therefore fall to another party seeking to create a landmark development in the heart of London's creative quarter."
James Keegan, partner at Knight Frank, commented: “The opportunity to redevelop 2.5 acres of freehold property in Central London on the Thames riverside comes up once in a lifetime. The site occupies a prominent position in the centre of the South Bank, with 100m of river frontage and planning consent for a c.525,000 sq ft mixed-use development. We are delighted to be acting for ITV.”
The London Studios site fronts the River Thames and the Thames River Walk, and is located in the heart of the South Bank between Waterloo Bridge and Blackfriars Bridge. The National Theatre, The Royal Festival Hall, The London Eye and The Hayward Gallery lie a short distance to the west of the site and Gabriel’s Wharf and The Oxo Tower lie directly to the east. The site is in close proximity to both London Blackfriars Station and Waterloo Station, reached within a six minute walk.
