Our building surveying services

Building surveys are usually carried out prior to the purchase or lease of a property. A Building Survey will legally document the condition of the property before you take it on; and the schedule of condition legally safeguards your position for later.

Before carrying out the building survey, a Knight Frank surveyor will ask you what information you require. A standard survey will investigate principal areas of the property you are leasing or buying, such as walls, roofs and windows etc. It is not regular practice to report in detail on items such as the heating or electrical equipment in the premises, but it can be arranged if required.

A building survey can also include specialist inspections covering:

  • Asbestos
  • Rights of light
  • Party wall legislation
  • The Disability Discrimination Act
  • Dilapidations and schedules of condition

If there is anything about the property that gives cause for concern this will be reported, as well as any elements of the property that could not be inspected during the survey. The survey will also note the items that haven’t been covered, so that you are fully aware of how far the report extends.
