Building survey
Building surveys are usually carried out prior to the purchase or lease of a property by a Knight Frank building surveyor. A building survey will legally document the condition of the property when you take it on and the schedule of condition legally safeguards your position for later.
What does a building survey cover?
Before carrying out the building survey a Knight Frank surveyor will ascertain the information you will require as it's not regular practice to report in detail on items such as the heating or electrical equipment in the premises but if you require a detailed examination of equipment like this the surveyor can arrange this.
A building survey can also include specialist inspections covering:
- asbestos
- rights of light
- party wall legislation
- the Disability Discrimination Act
What information will the building survey contain?
The building survey will cover each item of the property you are leasing or buying, such as roofs, walls, windows etc., it will also note the items that have not been covered in the building survey.
If there is anything about the property that gives you cause for concern this will be noted as well, as well as any elements of the property that could not be inspected during the survey.
