So how is the property market really?
Date : 27 January 2010
‘There is no doubt that 2009 was a good year for Knight Frank in Cirencester. We were instructed to sell some very fine houses and we have delivered.’ says Atty Beor-Roberts.
‘Appointments to view in Autumn 2009 were up by nearly 500% from those of Autumn 2008 and we sold £115 million worth of property between May and November 2009. The property market stabilised after much needed confidence returned. We were quick to recognise this and react on behalf of our clients’.
After four consecutive quarters of falling value, prices flattened out during the second half of the year and, although in some cases they rose, Atty predicts that significant house price inflation is unlikely in 2010.
Atty says ‘These strong figures suggest that the property market in 2010 will continue to thrive. On a note of caution, however, 2010 is an election year and traditionally this can bring a period of uncertainty. For some it may be wise to come to the market early on in the year however as there is no doubt that the market is still undersupplied and houses which are sensibly priced will continue to sell well’.
Atty adds that although houses are not so photogenic during the winter months, this can be seen as an opportunity for the cautious buyer who likes to see a property at its starkest, especially in the garden.
‘Turn on the heating, switch on the lamps and light the fires’ suggests Atty, ‘Who can resist the evocative, cosy, English home in the depths of winter? Make the best of it.’
