Rupert Marchington says: ‘I think that cottages and village properties will continue to lead the way in terms of market activity in 2012, especially when they are located in a good village with some amenities such as a shop or a pub. Guide prices must be realistic. Those that are overpriced will receive little attention.’

Correct pricing is undoubtedly the key here.  In 2011 Knight Frank in Cirencester achieved an average of 94.1% of guide prices, although in some cases those asking prices had been adjusted.
