4th FLOOR AT JUNCTION HOUSE SUCCESSFULLY LET BY KNIGHT FRANK IRELAND

Date : 24 April 2011

The letting of the 4th floor in an impressive office building, ideally suited as a corporation headquarters location, in Tallaght, Dublin, has been successfully completed by independent global property consultancy Knight Frank Ireland.

Despite the continuing difficult market conditions for office property lettings, Knight Frank Ireland has leased out the entire 4th floor of the landmark building Junction House on Airton Road, Tallaght, Dublin 24, acting on behalf of landlords The Airton Road Partnership.

The 4th floor comprises 7,000sq.ft approximately and is the first letting in Junction House, a high specification 4-storey over ground floor office building designed by internationally acclaimed architects HKR. The letting included 15 surface car spaces.

“The accommodation has been finished to the highest standards, with the design created for the optimum efficiency, effectiveness and flexibility to suit the most discerning of occupiers”, said Knight Frank Ireland director and head of office agency, Mark Smyth.

Occupying a prominent corner position at the Greenhills Road and Airton Road intersection in Tallaght’s commercial district, Junction House is an attractive leasing proposition as it provides maximum profile for occupiers in a location with excellent access to the M50 and within easy reach of the N4, N7 and N81.

The 4th floor at Junction House has been leased to blue chip tenant Intervet/Schering Plough Animal Health Ireland. Representing the tenant was Kevin McHugh of William Harvey & Co.  The offices have been let on a 10-year lease.

Mark Smyth says that this first letting at Junction House will pave the way for more new occupiers seeking headquarter offices. The Ground, 1st, 2nd and 3rd floors are available for leasing on competitive and flexible terms.
Junction House has excellent floor plates of up to 11,600sq.ft, which can be subdivided into suites to provide maximum flexibility to incoming occupiers. The property has a total floor area just under 50,000sq.ft. It also has ample surface car parking.

The location of Junction House also adds to its attraction as a premium office choice. The property is less than 1km away from the Luas and lies close to Tallaght town centre where there are many amenities for staff.

Knight Frank Ireland continues to market this office accommodation at Junction House jointly with CBRE.
