St John's Wood is an area of north-west London within the City of Westminster situated to the north-west of Regent's Park. It is approximately 2 miles north of Charing Cross. It was once part of the Great Middlesex Forest, later owned by the Knights of St John of Jerusalem. The NW8 postcode is ranked by Forbes magazine as the 5th most expensive postcode in the United Kingdom, with an average home sale price of approximately £2 million.

St John's Wood was one of the first London suburbs to be developed from the early 19th century onwards. It was mainly planned with a large amount of low density "villa" type housing, as opposed to the terraced housing which was the norm in London up to the 19th century. Parts of St John's Wood have now been rebuilt at a higher density with a large selection of mansion blocks and luxury contemporary portered apartment buildings. It remains a highly desirable residential location, and one of the most expensive areas of London.

St John's Wood is the home of Lord's Cricket Ground, which itself is the home of Middlesex County Cricket Club and the Marylebone Cricket Club (MCC), and known globally as the headquarters of the sport. It is also famous for Abbey Road recording Studios and the street Abbey Road with the now infamous zebra crossing. Here the Beatles recorded the “Abbey Road “ album, the cover of which features the band crossing the road.

Reflecting on the performance of the central London property market during 2011, the overwhelming impression is a mixture of surprise and encouragement for the future. Yet again London showed that it had a strong appeal to both the global rich as well as to domestic UK buyers.

Prices in prime central London showed sustained growth, ending the year up around 12%. No other leading global city in the western world performed as well. Transactions volumes, whilst down from their peak in 2007, were 17% higher than late 2010. New buyer registrations were also up by nearly 12% on the year.

As we start the year, the level of activity towards the end of last year suggests that, with the traditional New Year lull behind us, activity levels will bounce back strongly.

So far the impact of the Euro crisis and David Cameron's decision to veto the treaty changes has had little significant impact on the prime London property market or the FTSE 100 for that matter.
