Planning applications and negotiations

Knight Frank has a wealth of experience in dealing with all kinds of planning applications for its clients. These can range from relatively simple applications for minor works to existing premises, including listed buildings, through to major extensions or new facilities for a variety of purposes. We work closely with architects to ensure that the planning, design and policy issues are appropriately addressed to facilitate the progression of the scheme through the planning process. For larger applications we can coordinate the specialist inputs of highways and environmental consultants, either appointing through appropriate tender mechanisms or working with the client's existing specialist consultants.

In preparing planning applications we ensure that an appropriate team is in place to cover all the specialist inputs, resulting in a complete and well supported submission. We monitor the progression of the application, liaising with the planning officers, addressing any further requirements for supporting information and seeking to ensure that permission is secured in a timely manner. Where appropriate, we liaise with legal advisers on the content of necessary legal agreements and, for large and controversial schemes, we would be happy to work with the client's existing public affairs advisers or, where these are not currently in place, work to bring on board appropriate advice.

Where Local Authorities fail to determine applications within the statutory period, or refuse planning permission, we advise the client on the appropriateness of the planning appeal mechanisms seeking to provide the most appropriate form of planning appeal. These include appeals by written representation, informal hearings and full scale public inquiries. In respect of the latter, we have considerable experience in briefing barristers should the case warrant that level of specific legal input.
